Sully vs Property Inspect: which is best?
Sully is the Property Inspect alternative for firms that visit sites they don’t manage: a free-form, cited summary from a narrated walk, not a room-by-room template, with the record kept on every plan.

What is Sully?
Sully is the AI scribe for site walks. Walk the site as you always do, shooting video or photos and talking as you go. Sully reads the footage with what you said and hands back a summary with action items, every line cited to its frame.
You turn the draft into the report, schedule or quote, and you sign it. It lands in Teams, Outlook, OneDrive, Gmail or Google Drive. Made by Hey Sully in Australia; in early access now.
What is Property Inspect?
Property Inspect is inspection software for property and facility teams managing a portfolio: templates, scheduled inspections, client logins, and InspectAI, which describes photos and drafts report content with human sign-off.

Sully vs Property Inspect: which is right for you?
Sully is built for people who visit sites they don’t own (surveyors, architects, fire-safety practitioners, inspectors, trades) and owe a client a write-up afterwards.
Property Inspect is built for “property teams managing inspections at scale”: your properties, on a schedule, with tenants and contractors in a portal.
Choose Property Inspect if you manage a portfolio, your report is a room-by-room template, and you need MRI or Yardi integrations and client logins.
Choose Sully if you visit sites you don’t manage, your evidence is a narrated walk rather than a room photographed and described, and you want the record kept on every plan.

Is Sully a Property Inspect alternative?
- For a firm that visits sites rather than manages them, yes; both draft with AI and keep a person on sign-off. For a property manager running a portfolio with scheduled inspections and a tenant portal, no; that is Property Inspect’s job.
Does InspectAI analyse video?
- Its page lists “photos, checklists, audio, findings” as inputs and describes analysing photos and transcribing spoken findings. Video and walkthroughs aren’t mentioned. We re-check the page and will update this one if that changes.
Which is cheaper?
- They’re priced differently. Property Inspect in Australia starts at A$69 a month (Solo, annual) with per-property overages; Sully starts at A$49 a month for 25 walks, no overages. A portfolio suits their model; a firm counting walks suits ours.
