What is ChatGPT?
ChatGPT is OpenAI’s general assistant: a chat you type or talk into that reads the photos and files you give it and writes almost anything back. Plenty of inspectors already use it to tidy site notes into a report.

Can I use ChatGPT to write a condition (dilapidation) report?
- You can draft one from your notes and photos, and many do. The catch: the draft is only as good as the notes, producing them is most of the work, and nothing is cited to the evidence. Sully removes the note-taking and cites every line. You still write and sign the report.
Does Sully use ChatGPT under the hood?
- Sully uses foundation models from major providers, chosen per task. Your walks are never used to train any model, and every walk is workspace-isolated and hosted in Australia. What differs is what the model is given: the whole narrated walk.
Is Sully just a wrapper around a chatbot?
- No. The hard part is getting the walk into evidence that can be reasoned over and cited, not the prose. Sully is a capture app, a record and a scribe. Chat is one way of asking the record a question.
